Amenities
The 3-bedroom, 1.200+ sq ft. townhouse comes fully furnished with a detached garage for your exclusive use, one and one-half baths, and the following:
  • KITCHEN:  The kitchen is complete with full size refrigerator, gas range, microwave oven and dishwasher.  Place settings, flatware, coffee maker, tea kettle, clock/radio and kitchenware are provided.

  • WATER: The water comes from the town artesian well located in the field on Route 12 A.  It is pure and you need not bring your own drinking water.

  • HEAT: Included.

  • TELEPHONE SERVICE: Local telephone service is provided; long distance service is not provided.

  • INTERNET ACCESS: Provided at a nominal charge.

  • TELEVISION/VCR: Provided with cable and VHS capabilities.

  • STORES: Grand Union, Ace Hardware and Kenyon Hardware and fine specialty shops.

  • FISHING: For both summer and ice fishing, the state game wardens do check regularly for fishing licenses. You can get a fishing license, and any fishing supplies, at the Northfield Falls General Store located just a few miles north on Route 12.

  • SLEEPING: There are three bedrooms upstairs, which can sleep six adults.  This includes a full size bed, King, or two twin beds, and an over sized twin bed.  All rooms have a radio/alarm clock.

  • BEDDING TOWELS: You are welcome to use the towels and sheets that you find in the bathrooms and closets -- please make sure you wash them before leaving. If you chose to pay for the cleaning option (see below), we will arrange for the washing and drying of bedding and towels.

  • WASHER DRYER: Located in the downstairs. Please read directions and use as needed. The soap is located to the side of the washer.

  • VACUUM: The hose and attachments are located downstairs in the basement.

  • TOOLS: A basic tool kit can be found under the kitchen sink, in the closet next to the downstairs bathroom.

  • FIRST AID KIT: Medicine cabinet is well stocked.

  • FIRE EXTINGUISHER: A class A/B/C multipurpose fire extinguisher is located under the kitchen sink. A smoke alarm is located in the kitchen.

  • SAFETY:  Smoke Alarms and Carbon monoxide Detectors are installed to code.

  • SERVICES: Snowplowing and garbage removal provided.
Policies
  • Rental application requires a 50% deposit, including 9% Vermont tax and $500 security deposit.  Final payment must received no later than one week prior to occupancy. Most preferred is the Pay-Pal option with credit card payment.

  • The $500 Security Deposit is refundable within 15 days after the rental period if renter leaves the property clean and undamaged and returns all keys.

  • Pets are not allowed.

  • If things break, notify us and we will send someone to fix it if it is an emergency.  A list of emergency and/or contact numbers will be provided at Check-in.

  • Check-out time is 11 AM.

  • Maximum occupancy is six.

  • Cancellation Policy:  If you need to cancel the agreement for any reason, the deposit will be returned if we are able to rent the property for the rental period with the following expectations;

    We are unable to rent the property and you notify us:

    • Within 29 days of payment: 100% refund
    • Less than 30 days of arrival date: 75% refund
    • Less than 7 days of arrival date: 50% refund


    Where appropriate credit card transaction fees will be deducted from the refund.

  • Cleaning: Upon departure you are asked to put used towels in the bathtub; place dishes in the dishwasher and turn on dishwasher; remove all food items from fridge, and place trash next to fridge. Please note: following your departure if excessive cleaning is required, additional fees maybe taken out of the damage deposit.

  • Daily cleaning service is available with prior notice.
